Soil testing before construction determines two things:

- Percolation tests (measuring how quickly water drains into soil—needed for septic fields)

- Trade Permits: Issued by local municipalities, trade permits authorize the installation or alteration of complex electrical, plumbing, and HVAC systems in your particular area.
- Site/Improvement Location Permit: Site or Improvement Location Permits (ILPs) verify that your building dimensions, placement, and lot usage comply with municipal ordinances and regulations.
- Environmental & Infrastructure: Stormwater drainage and flood permits are required to prove your new home, driveway, and other “impervious” surfaces will not inadvertently cause localized flooding.

How Much Are New Septic Systems and Wells in Indiana?
If you’re building your home outside city utility service areas, you may need both a septic system and a private well.
Installing a private well and septic system in Indiana generally costs between $11,000 and $27,000+.
As with other site prep fees, cost structures vary based on soil conditions, required well depth, the system type you choose, and your home size.
What Should I Price First: The House or Site Prep?
